10/03/2011 Emerson, MD. October 3, 2011 – Emerson One, LLC., a joint venture of Emory Properties and Ryan Development, the owner and developer of EmersonOne, a 160,000 SF Class “A” office building located at 9070 Sterling Drive in Emerson, Maryland announced that its project has received a Gold Certification through the U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) Program. Sustainable and energy efficient elements were specified in the project design after using a building energy model to identify the areas of potential greatest impact for the project. Among the environmentally responsible features specified were high performance roof top units, low-flow plumbing fixtures, a highly-reflective TPO roof, and high-recycled content finishes. Measures were also taken to ensure that over 88% of all waste generated onsite during construction was recycled, only Forest Stewardship Council (FSC) certified wood was used for the project, and the indoor air quality was monitored throughout construction, creating a healthier work environment for the building’s eventual occupants. EmersonOne earned “Innovation in Design” credits – those credits reserved for exemplary performance in several categories – for reducing water used in building operations by 41%, instituting “green” housekeeping practices, and providing tenant guidelines for future occupants who wish to employ sustainable practices when designing and constructing their tenant improvements. By committing to sustainable practices, materials, and strategies, Emerson Holdings created a Class “A” office building that is both aesthetically appealing and highly functional. 08/19/2009 After receiving a grading permit on July 31, The Conlan Company began construction of Emerson One, located at 9070 Sterling Drive in Emerson, MD. The project is being developed by Emory Properties, LLC. and Ryan Commercial, LLC, both of Towson, Maryland. Construction financing is provided by Susquehanna Bank. Scheduled to deliver during the summer of 2010, Emerson One will be a four-story, 160,000-SF Class "A" office building.
